RE-10 Real Estate Principles
(3 units lecture) Grade Only CSU A general survey of real
estate concepts including land description, estates in land
and methods of acquiring title, conveyancing and recording
laws, encumbrances and liens, laws governing brokers and
salespersons, contracts, finance, appraisal, landlord and
tenant, escrows, taxation and government land use controls,
and basic real estate mathematics.
RE-11 Real Estate Practices
(3 units lecture) Grade Only CSU A survey of the various
aspects of a real estate practice emphasizing the role, rights,
responsibilities and duties of the broker, salesmanship,
and the attributes necessary for success in real estate. Also
discussed are other aspects of real estate pertinent for a
successful practice including financing, the appraisal process,
tax considerations, escrow and title aspects, and the impact of
government controls. Recommended: RE-10
RE-12 Real Estate Legal Aspects
(3 units lecture) Grade Only CSU An examination of the
basic principles of California real property law. Topics
include: conveyances, contracts of sale, ownership, wills
and succession, agency and real estate brokerage, zoning,
the landlord/tenant relationship, eminent domain, adverse
possession, deeds of trust, mortgages and installment
contracts, restrictive covenants and conditions, environmental
law and taxation. Recommended: RE-10
RE-13 Real Estate Finance
(3 units lecture) Grade Only CSU Practical study and analysis
of money markets, interest rates, and real estate financing
with actual case illustrations demonstrating lending policies.
Recommended: RE-10
RE-14 Real Estate Appraisal
(3 units lecture) Grade Only CSU A general discussion of the
factors influencing real estate value and an in-depth analysis
of the three principal approaches to real estate appraisal:
the market approach, cost approach, and income approach.
Recommended: RE-10
RE-15 Real Estate Economics
(3 units lecture) Grade Only CSU A study of the basic principles
of economics specifically applied to national, regional, and
local real estate markets. Special emphasis is placed on the
impact of taxation, land use controls, and environmental
controls upon the value and investment return potential of
individual parcels. Recommended: RE-10
RE-17 Real Estate Property Management
(3 units lecture) Grade Only CSU A course in managing
residential and commercial properties which includes
attracting and maintaining tenants, proper record keeping
for investment and tax purposes, landlord/tenant relations,
property maintenance, and upkeep. Recommended: RE-10
RE-18 Real Estate Investment Analysis
(3 units lecture) Grade Only CSU An advanced course on the
investment aspects of real estate; computing of real property
income flows; itemizing and accounting for operating expenses
and computing income tax aspects of real estate investment
analysis. An emphasis will be placed on apartment and small
commercial real estate investment. Recommended: RE-10
